As-Built Survey Plans
An As-Built Survey Plan is prepared to document the constructed location, or placement, of something at a certain point in time. We would conduct a Field Survey and, depending on the As-Built Survey requirements, prepare either a plan or report describing the As-Built Surveyed location of the constructed item or items being documented.
As-Built Surveys are often required to document the following:
* Septic System / Onsite Wastewater Treatment System (OWTS) constructed location.
* Foundation / Building constructed location.
* Foundation / Building constructed elevation.
* Subdivision road, drainage, or sewer construction improvements.
* Site Grading conditions during stages of construction. -

Boundary Survey Plans
I will prepare a Boundary Survey Plan showing the results of our Field Property Survey of your property (must be ordered separately). Included is two certified copies of the Boundary Survey Plan.
The Boundary Survey Plan will be certified to a Class I Survey Standard.

Field Property Survey
I will perform a Field Property Survey of your land. I will set iron rods, drill holes or stakes/nails at the lot corners and along points on line where existing monuments or witnesses are not found, as may be practicable. You may also like to add a Boundary Survey Plan to your purchase (must be ordered separately).
The Field Property Survey will be surveyed to a Class I Survey Accuracy Standard.

Septic Systems
Septic Systems, or Onsite Wastewater Treatment Systems (OWTS), includes any system of piping, tanks, dispersal areas, alternative toilets or other facilities designed to function as a unit to convey, store, treat or disperse wastewater by means other than discharge into a public sewer system.

Alteration Septic System OWTS Designs
Alteration Septic System OWTS designs are for the alteration of existing sewage disposal systems. Alteration Septic System OWTS designs are appropriate whenever:
* Proposed change in the size of an existing Septic System OWTS.
* Modification of an existing Septic system OWTS.
* A building renovation or change of use of any structure discharging sewage into the Septic System.A “change in size” of an existing Septic system means any physical alteration to your Septic System which will allow the system to accommodate:
1. In the case of a residence, the additional sewage flow resulting from the addition of not more than one bedroom; or
2. In all other cases, an increased flow of sewage in an amount less than or equal to twenty-five percent (25%) of the design flow.Changes in size which will accommodate increased sewage flows resulting from more than one
bedroom or in an amount greater than twenty-five percent (25%) of the design flow (approved) must obtain a permit as a New Construction Septic Systems OWTS. -
Designers Certificate of Construction
Once we have designed a Septic System OWTS for you and you then install the system, we will perform Designers Supervision and upon completion submit a Designers Certificate of Construction.

New Construction Septic Systems OWTS Design
New Construction Septic Systems OWTS design include land that is undeveloped (un-sewered areas) and are not designs considered Repair Septic Systems OWTS or Alteration Septic Systems OWTS. Most typically, we would design a New Construction Septic System OWTS when:
* You build a new house.
* More than one bedroom is added to your existing home. -
Repair Septic System OWTS Designs
Repair Septic System OWTS designs are for the repair of existing septic systems only. Repair Septic System OWTS designs do not propose:
* Any construction, building renovation, change of use of a structure.
* Any increase in the original design flow of the system.
* Does not authorize any building renovation of any structure -
Soil Evaluation Service Levels
A Soil Evaluator determines the depth to the seasonal high water table, soil types and restrictive materials, such as ledge. Soil Evaluation testing can be conducted at any time throughout the year. Generally, this is the first step in the process of designing a Septic System/OWTS.

Variance Septic System OWTS Design
A Variance Septic System OWTS design may be necessary if some of the rules and regulations set forth by the Rhode Island Department of Environment can’t be met.
There are too many reasons to list here for a Variance Septic System OWTS design, but the following list outlines a few of the most common reasons for needing a Variance Septic System OWTS design:
* High water table.
* Shallow depth to impervious materials, such as ledge.
* Existing or proposed wells are too close to the Septic System OWTS. This is usually due to small sized lots and/or site constraints that limit separation.
* Existing or proposed Septic System OWTS are too close to environmental constraints such as; ponds, rivers and streams, wetland areas including swamps and marshes, or to surface drinking water supplies including tributaries that flow to them.

Administrative Subdivisions
Administrative Subdivision Plans are for the merging of existing parcels or lots and/or the relocation of common boundary or property lines between existing parcels or lots of land. Typically, no new parcels or lots of land are created with an Administrative Subdivision.
The Administrative Subdivision Plan will be certified to a Class I Survey Standard. With permission from your local Planning Board and/or Town/City Planner, we may be able to perform a Class I Survey standard for the area at hand, with larger remaining parcels of land being certified to a Class IV Survey Standard.
