Administrative Subdivision Plans are for the merging of existing parcels or lots and/or the relocation of common boundary or property lines between existing parcels or lots of land. Typically, no new parcels or lots of land are created with an Administrative Subdivision.
The Administrative Subdivision Plan will be certified to a Class I Survey Standard. With permission from your local Planning Board and/or Town/City Planner, we may be able to perform a Class I Survey standard for the area at hand, with larger remaining parcels of land being certified to a Class IV Survey Standard.
Depending on the type of subdivision, zoning, overall scope of work and jurisdictional oversight (RIDEM/CRMC), to name a few, there can be many requirements to go along with our Subdivision Plans. Here is a list of a few of the typical additional services you may need to get your subdivision approved:
Field Boundary Survey of your property, Soil Evaluation/Perc Testing, OWTS/Septic System Design, Topographic Survey, Aerial Survey, Legal Descriptions, Layout Services, Setting of Granite Bounds, Recording Mylars, Wetlands Mapping & Location, Elevation Certificate/Flood Mapping, Professional Testimony and AS-Built Surveys must be ordered separately. Mylar Plan copies for Recording
I will prepare one (1) Mylar Plan copy of the Boundary Survey Plan or Subdivision (Administrative, Minor or Major) Plan that I have prepared for you so that you can record the plan at your Town or City Hall.
Please note that the price is per sheet. If your plan includes multiple sheets please increase the quantity at checkout to match the total number of sheets required.
Legal Descriptions
I will prepare a written Legal Description describing the metes and bounds of your surveyed property. Your Attorney will incorporate this into new deeds, as necessary.
Administrative Subdivision
I will prepare an Administrative Subdivision Plan. Included is six (6) certified copies of the Administrative Subdivision Plan.
The Aministrative Subdivision Plan will be certified to a Class I Survey Standard.
