Experience in Subdivisions Large and Small

Subdivision of land is the process of either splitting an existing parcel of land into two or more new parcels or realigning existing property lines between two or more existing parcels of record.

Foster Survey Company is experienced in large and small land subdivisions,  including; small lot line adjustments, one or more lots on existing road frontage, to large major subdivisions with new roads, hundreds of acres and dozens of new parcels.

Every city and town in RI classifies subdivisions of land as one of the following three subdivision types:

  • Administrative Subdivisions:

Administrative Subdivision Plans are for the merging of existing parcels or lots and/or the relocation of common boundary or property lines between existing parcels or lots of land. Typically, no new parcels or lots of land are created with an Administrative Subdivision.

Administrative Subdivision Plan are required to be certified to a Class I Survey Standard. With permission from your local Planning Board and/or Town/City Planner, we may be able to perform a Class I Survey standard for the area at hand, with larger remaining parcels of land being certified to a Class IV Survey Standard.

  • Minor Subdivisions:

Minor Subdivision Plans are for the creation of new buildable parcels or lots of land from existing parcels or lots. Typically, a Minor Subdivision is for the creation of two (2) to five (5) new parcels or lots of land.

Minor Subdivision Plans are required to be certified to a Class I Survey Standard.

  • Major Subdivisions:

Major Subdivision Plans are for the creation of new buildable parcels or lots of land from existing parcels or lots. Typically, a Major Subdivision is for the creation of more than five (5) new parcels or lots of land and/or includes a new subdivision road.

Major Subdivision Plans are required to be certified to a Class I Survey Standard.

Subdivisions May Require More Than a Survey and a Subdivision Plan

Depending on the type of subdivision, you may require more than a property survey and a subdivision plan. For instance, you may need approvals from your city or town’s Zoning Board, approvals from RIDEM or CRMC, Soil Evaluation testing, Septic System Design, Existing Conditions Mapping, Wetlands Delineations, etc.
